heath, safety, and well-being of our guests are of utmost importance to us For this reason, we use a thorough and extensive process of cleaning after each check-out.
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
these fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guests’ arrival This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard to which we hold them to.
this is our rental agreement that you accept upon reserving:
● no shoes inside the home
● no eating or drinking in the bedrooms (closed water bottles are an exception) Additional cleaning fees to remove food/drink stains will apply.
● no smoking on the property cigarette butts must be disposed of in the ashtray provided on the front
patio An additional fee to remove stains/odors from cigarettes will apply.
● pick up all trash before departing Place all garbage in an outside trash can.
● report any damages and/or breakages within 24 hours of occurrence Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb.
● please wash all dishes if the dishwasher was used, please run and unload the dishwasher prior to
departure
● do not open the windows This is due to the extra security measures we have installed.
●if there is a w/d available then the washer/dryer is available for 1+ week stays only Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE.
additional fees will apply if units are damaged due to improper use
● the storage room is to remain closed at all times
● consumables such as condiments or snacks may be left behind by previous guests if they are not empty We try our very best to ensure that it is not expired or stale. however, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish the host does not take any responsibility
for the consumables
● please do not rearrange the furniture
● if guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges in the unfortunate
event that neighbors are disturbed, guests will be asked to vacate the property

during sea turtle nesting season, all beachfront properties must comply with strict county lighting regulations:
close blackout curtains on any ocean-facing windows at sundown
turn off all unnecessary lights to avoid competing with the moon’s natural light
these policies are county-mandated and aggressively enforced Guests who do not comply may be held responsible for any fines incurred during their stay. We’ve equipped the property with amber outdoor lighting and blackout curtains to make this simple, but your attention to this is essential. ●pets: a pet fee of $100 applies per reservation for up to 2 pets Bringing a pet without prior notification incurs an additional $100 fee, and we may end your stay early. No cats allowed. If your pet causes any damages, additional charges will incur to cover repair or cleaning costs.

●age requirement: primary guest must be 21+, with an adult over 21 present during the stay

Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.
